Impact investing ASR Dutch Science Park Fund

‘Impact investments are investments made with the intention to generate, positive, measurable social and environmental impact alongside a financial return’ (The Global Impact Investing Network, 2023).

The Fund is not an impact investment vehicle. Nonetheless, a large part of its investments have a societal impact. This strategy is focused on facilitating technology-based companies on 13 selected science park locations through acquiring R&D assets (i.e., office / laboratory assets).

Intentionality
The Fund invests exclusively in R&D real estate on a select set of science parks and its near vicinity.

Financial return
According to the Fund's financial targets.

Measurability
This is defined through the sum of the fair value of the Fund’s assets on selected science parks in the Netherlands.

Impact strategy
The Dutch science park market is characterised by market inefficiencies, with only a limited number of players actively providing commercial real estate, such as R&D facilities, for technology-based companies to establish and grow. These companies play a vital role in addressing societal challenges by fostering innovation, economic empowerment, data-driven decision-making, and global collaboration. 

Objective
In the coming years the Fund aims to acquire approximately 20,000 sq.m. of R&D assets (office / laboratory) on the selected science parks annually on average.
